Waterline
Austin, Texas
Projected to be completed by late 2026, Waterline is not merely about altering the skyline. It’s about creating a dynamic space that enriches Austin’s urban life.
Lincoln Property Company’s Waterline project is set to redefine Austin’s skyline. This ambitious 74-story tower, rising 1,022 feet at the confluence of Waller Creek and Lady Bird Lake, will become the tallest building in Texas upon its completion in late 2026. Winstead is providing legal counsel for this complex mixed-use development, which will feature:
- Residential: 352 luxury condominium units
- Office: 700,000 square feet of Class AA office space
- Hospitality: A 251-room hotel
- Retail: 24,000 square feet of ground-level retail space
Winstead’s involvement included navigating the complexities of creating mixed-use condominium regime documents and addressing the challenges of integrating the project with Austin’s park system, which required extensive coordination with various governmental agencies.
More than just a building, Waterline is designed to be a vibrant hub connecting the Rainey Street District with downtown Austin. Its unique design incorporates two new pedestrian bridges over Waller Creek and multiple access points to the city’s greenway and trail system, fostering a seamless interaction with the natural landscape.
The tower’s 3.3-acre site at the corner of East Cesar Chavez and Red River Streets will feature a striking base elevated 30 feet above ground, supported by tree-inspired columns that blend harmoniously with the environment.
Waterline is poised to become a landmark in mixed-use development, enriching Austin’s urban fabric and demonstrating Winstead’s expertise in navigating the intricacies of large-scale, complex projects.
The development includes:
- Approximately 2.4 million square feet
- Fitness Center
- Pool Deck with views of Lady Bird Lake
- Sky Lounge
- Co-Working Space
