The Omni Nashville Hotel, a 21-story, 800-room luxury hotel, has become a cornerstone of Nashville’s SoBro (South of Broadway) district since its opening in September 2013. When it opened over a decade ago, it was touted as the “Key to Music City.” This landmark project not only provides high-end accommodation but also plays a crucial role in the city’s burgeoning convention and tourism sector.
An Experienced Team
Winstead played an important role in the Omni Nashville Hotel project. Winstead represented Omni Hotels and Resorts through all of the legal intricacies involved in developing, owning, and operating this major property. One of the most challenging and complex parts of the project was integrating the hotel with an expanded Country Music Hall of Fame (CMHOF), which called for a condominium regime to segregate these uses and provide for how the integrated project would be operated.
The development of the Omni Nashville Hotel involved navigating a series of dynamic and complicated legal and business issues. A significant challenge was structuring the project to take advantage of approximately $100 million in incentives from the Metro Nashville government. These incentives, provided through various programs, were crucial for the financial viability of such a large-scale project.
Winstead’s experience in mixed-use developments was instrumental in creating a condominium regime, allowing the project to seamlessly integrate into the existing CMHOF infrastructure. This legal framework established operational controls to ensure smooth and collaborative operations of both facilities. By leveraging their deep understanding of mixed-use developments, Winstead ensured that Omni Hotels and Resorts could maximize the benefits of the government’s incentive programs, thereby enhancing the project’s overall feasibility.
A Catalyst for Nashville’s Urban Expansion
The Omni Nashville Hotel has had a transformative impact on Nashville’s urban landscape. The hotel’s strategic location and luxurious amenities have made it a pivotal addition to the SoBro district, driving the area’s development and enhancing its appeal to both tourists and business travelers. The project provided a much-needed luxury hotel option for the Music City Center’s convention and tourism business, positioning Nashville as a top destination for events and conferences.
Designed by HKS Inc., the hotel integrates energized streetscape featuring elaborate sidewalks, native landscaping, and vintage lighting. The atmosphere created is that of warmth and focus on the street, merging the building into downtown Nashville’s vibrant fabric. These sustainable measures included harvested groundwater for irrigation, low-VOC paints, and regionally sourced materials, which helped attribute to the achievement of a LEED Silver certification.
A Symbol of Nashville’s Growth
The Omni Nashville Hotel stands as a symbol of Nashville’s growth and urban development. The hotel’s design leverages the CMHOF’s 200,000-square-foot expansion to anchor it to the heart of Music City. The project features a 25,000-square-foot grand ballroom, a 15,000-square-foot junior ballroom, six food and beverage outlets, a roof deck and pool bar, and a spa and fitness area, making it an attractive location for event planners, travelers, and locals alike.
From connecting a hotel with the Country Music Hall of Fame to obtaining millions in government incentives for the project, Winstead has been at the forefront of making this iconic development a reality. The Omni Nashville Hotel not only contributes toward the convention and tourism infrastructure of Nashville but also provides a standard by which future SoBro developments can be judged, further cementing the city’s status as a world-class destination for business and leisure travelers alike.
